A Full-Service Process

Evaluate
• We analyze your existing office space, location, and lease terms
• Evaluate the operating expenses being passed through by your landlord
• Determine the pros and cons of your existing office space
• Recommend renegotiation, including building improvements, or relocation depending on your needs

Renegotiate or Relocate
• Renegotiate - We identify defects with your current space and renegotiate more beneficial terms with your landlord
• Relocate - We evaluate your needs, prepare a detailed market survey of other opportunities, tour, review the best options, and request proposals from your final selections

Assemble the Team
• From there we gather a team of experts to identify, design, build out the space, and prepare documentation, including letters of intent and leasing documents

Choose the appropriate building
• Negotiate the Letter of Intent and focus on the key terms that will protect your practice over the term of the lease
• Work the space plan process to create the optimal office flow and design
• Once the final terms are agreeable, we will request a lease where we work closely with the attorney to further secure the most beneficial lease terms

Sign the Lease
• Our relationship with you doesn’t end when the lease is signed. As your “in-house” advisors, we oversee build-outs, the move-in process, and your day-to-day needs, stepping in when you need expert advice to help you overcome a problem, or to make recommendations regarding expansion, growth, and changing needs.
