Move Marks First Step in Howard Hughes’ $325 Million Development Project

Texas-based real estate firm Howard Hughes Corp. has begun work on an 86,000-square-foot medical office, part of a 3 million-square-foot redevelopment of Columbia, Maryland’s downtown.

The future of Downtown Columbia’s Lakefront District became more clear Tuesday with details of a $325 million investment to bring new office, retail and residential to the area around scenic Lake Kittamaqundi.

The district’s redevelopment has been in the works for years, but now developer the Howard Hughes Corp. has confirmed plans will include a new medical office building, 675 apartment units, a music venue, a restaurant, and a minority-owned business incubator. And that’s just to start.

The property, which is undergoing a substantial redevelopment, is a multi-tenant, eight-story office building with 133,000 square feet of leasable space, home to several primary and specialty medical practices. Renovations, which launched in 2018 and are expected to be completed in 2020, include a sleek all-glass facade and major HVAC upgrades, making this building highly energy-efficient while reducing operational costs. New amenities will include a technologically advanced conference and training center, a serene lobby lounge and a state-of-the-art fitness facility overlooking 19th Street. The building offers onsite radiology, surgery center, laboratory testing, and pharmacy, allowing for full-coverage patient care.
